Elmfield Road
_space have designed a creative layout in the centre of a Conservation Area of Gosforth which incorporates the best principals of regeneration.
The site had previously been used as a University Residence, complete with 1960s extensions. These are being removed to allow the three original Victorian Villas and Mansion to be restored and refurbished. All existing trees within the site are protected by Tree Preservation Orders and the new development, including the hard landscaping, is planned around them and remains subservient to the original buildings and treescape. The main build element is designed in a contemporary style as a contrast to the Victorian and Edwardian buildings and the 1920s surrounding housing.
The massing of the apartments and town houses is similar to the scale and rhythm of the Edwardian Villas. The urban design of the scheme maximises the amount of developable opportunity with supporting parking at 130% and has created a real sense of place. The practice took on a project that had been challenged by complex and conflicting political, planning, conservation and cultural issues.
This scheme has been developed through patient, structured and strategic planning of close and regular consultation with the local residents, Planning Department and local Councillors, ensuring that upon completion, the Elmfield Road development was well received by all. The project received further accolades recently at the 21st Century Living Awards 2008, where it was recognised in the Best Apartment and Best Showhome Interior categories.
